On this page we look at the emerging proposals for purpose-built student accommodation and co-living on the site.
The 0.5ha Site has a prominent position on the south side of Millennium Way, adjacent to the Silvertown Tunnel Portal. The site is adjacent to the former SGN gasholder site which is also proposed for redevelopment.
North Greenwich Jubilee Line Station is a ten minute walk away to the east. To the west, there are connections to the Thames Path where Greenwich Town Centre is a c.25 minute walk away.
The local area has a significant amount of emerging development. To the right you can see a map showing the proposed building heights across the area; and if you click the image, you can see more detailed pictures of nearby developments that have planning consent and/or have been completed.

Topics include: Wellbeing and mental health support; Community and belonging; Communication and responsiveness; Events, initiatives, and resident voice; Maintenance and staff. Each provider is assessed through a mix of student surveys, independent audits, and performance benchmarks.
The plans
YourTRIBE are seeking to redevelop the site for PBSA, co-living (also referred to as ‘purpose built shared living’) with significant public realm and landscaping, allowing connections through to emerging neighbouring development sites as the rest of the area comes forward for redevelopment.
Discussions with the Royal Borough of Greenwich began in September 2025 and have continued into 2026, including two Design Review Panel meetings.
The tallest building marks the corner of the site on Millennium Way, with a lower shoulder element perpendicular. On the southern side of the site, on the other side of the public realm area, a lower building is sited.

The purpose-built student accommodation building will contain around 600-700 student bedrooms with 35% of these provided at rents capped by the Mayor of London. 10% will be wheelchair accessible or adaptable. There will also be generous internal amenity space for the shared use of students and outdoor space including a courtyard and rooftop space (for use in daytime only).
The Co-living building will contain around 400 rooms, again with 10% of these provided as wheelchair accessible or adaptable. There will be shared amenity spaces and rooftop external space.
Student Management Plan
The planning application, when submitted, will be supported by a Student Management Plan which outlines the key principles of student management, will detail move in/move out arrangements and will be secured and enforceable as a planning condition. This Plan will be a living document and the Royal Borough of Greenwich will be involved in its updating. We also work with a number of universities who ‘nominate’ students to our developments on student management and wellbeing.
We provide 24/7 staffing on site, 365 days a year, through concierge/reception staff, residence management and security staff (internal and external).
Students will be signing up to a code of conduct as part of their rental agreements, and we will have the power to enforce this and remove students who are not following the behaviours and rules we establish.
We will closely control student use of the landscaped external areas and prevent groups of students using these spaces in a disruptive manner in the evenings – any accessible roof space will be locked and we will direct students inside to use the shared amenity spaces within the building instead of external spaces.
This summary represents a fraction of the final management plan but we want to provide assurances to our local community that we want to be very much a part of this community and be active and available to raise any concerns or suggestions.
Landscaping
Turning now to the landscape around the buildings. The project team have worked hard to produce a high-quality landscape plan for the site at both ground and rooftop levels, with biodiverse greenery, amenity space and varied seating arrangements, linking into the public realm on neighbouring sites.
Ample cycle parking will promote sustainable transportation whilst the site is car free save for a small number of short term delivery bays and accessible parking spaces for Blue Badge holders associated with the site’s users.

Following these events, we will look to submit a planning application in summer 2026, and once planning permission is granted we will look to commence construction and deliver the scheme for opening in 2029/30.
